Renovating a run-down hotel is tough — and doing it while tenants live inside requires careful coordination. But to maintain cash flow, that’s exactly what the owners of 50 Morgan Street needed.

The solution

We phased the renovation, hiring multiple expert crews to work simultaneously. This allowed us to upgrade individual units and floors as soon as they became available.

The result

We transformed 9 floors of this 17-story riverfront building into modern, upscale apartments — meeting the expectations of today’s tenants while preserving its downtown Hartford charm.
