The situation
This former Fuller Brush campus held the power to revitalize a neighborhood. With aging buildings, mixed-use plans, and historical protections in play, the success of this project hinged on smart planning from day one.
The solution
We created a phased plan that starts with rentable units and layers in amenities and infrastructure — all without disrupting future construction. We also worked directly with city offices to align early on historic approvals.
The result
A build that’s designed to move. Live-in-ready preservation-friendly, and financially sound from the ground up.
This project carried personal meaning for our site supervisor, Rich. His grandfather and great-grandfather worked in the Fuller Brush factory in the early ’50s, making the restoration a full-circle moment.
